    The hotel is well located, but the room I was badly in need of new paint, new carpet and the bathroom just didn't look clean. The walls were very thin and although there was a security grille, the window didn't lock.

    Fabulous

    Good to very good in most respects, but not outstanding in any. Staff were friendly and helpful. Very good location and good value for money.

    Lift is very small (probably the smallest I've ever been in) and would be difficult with lots of or bulky luggage. A family of four would probably need to go in two batches each trip. Breakfast was ordinary.

    Very good

    The staff were very friendly and were able to assist with a number of queries throughout our one evening there. They were able to store our bags after the stay and also offered me the opportunity to use a shower once I had completed the Brighton marathon, despite having already checked out.

    The amount we paid for the hotel room was high in comparison to the hotel quality. In addition, it was a marathon weekend and they were not serving porridge. I understand this is not a summer breakfast, but should be something to consider for next year's race.

    He service was excellent, food also friendly staff.

    I feel that the bathroom could have had better extras, no shampoo which I had to go out and buy, also shower jell was not renewed only 2 which did not last 4 nights, and the empty sachet was not removed. On the second night.

    Superb

    It was 300 m from Brighton pier and within walking distance of Brightons sights and shops, the staff were so friendly in the mornings for breakfast and would do anything to accomodate, I saw families being treated with care which seemed to really put them at ease. The staff make this hotel better than it is.

    Booked a twin room but got a double boutique room with a cot bed which let to a minor issue with a friend over who got the cot bed vs the king size double!

    It was very handy for attractions & facilities in Brighton.

    The hotel was undergoing refurbishment, we could smell damp in our room. The breakfast wasn't available until a later time than we liked. It took longer than anticipated to check out due to receptionist not being available & other members of staff not sure on how to print out a bill.

    It's very friendly and the Staff are marvellous. Our stay was most enjoyable.

    Pity that there is no car park - and car parking in Brighton is a nightmare (and an expensive one!)

    Very good

    Me and my family only stayed one night but found the staff to be very friendly and willing to help us with anything we needed..Breakfast was included in the price we payed and we were given a wide choice to choose from which was great. The room we stayed in was really clean and spaceous and the bathroom was of a good size.The hotel's situated in a prime location for the pier and the main shopping centre was only a 5-10 minute walk away

    We requested a travel cot for our stay and this wasnt in the room when we checked in. We did request for the travel cot to be placed in our room while we were out but didnt recieve it till 10pm. By then my son was asleep in his pram. The evening reception staff were very apoligetic and made sure we had enough bedding ect.. I would say if you have young children or are a light sleeper, try and request for a room off the main road as the traffic noise did keep us all awake till the early hours in the sea facing room. As we only stayed 1 night it wasnt really a problem.

    The staff were very friendly and helpful. Sea view from our room was great. I must admit we only chose this hotel as everywhere else seemed to be booked up and I wasn't expecting much from it. Would recommend as a place to stay if you have a busy schedule and just need a base to sleep rather than a romantic break.

    We had one of the rooms which has not been renovated yet so it was not exactly a luxurious retreat it was pretty basic and dated but clean. There is a nightclub on the ground floor of the hotel but as we were on the second floor we couldn't hear it.

    Out standing Hotel very welcoming and accommodating Best view of the famous pier easy walk to town and beach. going to book my family in for summer holidays Also very good full English breakfast

    Excellent location for beach, shops, the lanes and buses. Limited parking on front of hotel on first come first serve basis but be warned... large kerb to go up! Hotel was under much needed renovations. Staff very friendly. Good choice of breakfast. Good value for money taking into account all of the above but don't expect luxury! Nice surprise to be upgraded from single sea view to double sea view. Would stay again in the future as interested to see the completed renovations, but I wonder if the price will go up when finished??

    Stained carpet in the bedroom. Drafty windows might be a problem in winter.

    Its position close to the sea and to restaurants in the local area.

    The hotel was being refurbished when I arrived, and the downstairs area was particularly chaotic. The lift was working only for the second floor, which was a big issue for me because I was on crutches as a result of a leg injury that wasn't helped by having to trudge up the narrow stairs to the first floor. This wasn't helped either by the fact that there was no evening meal provided in the hotel. And, finally, my room was directly above the main loudspeakers in the downstairs area, which were playing particularly loud so that the builders could hear them elsewhere in the downstairs area. Having said that, they did turn the music down when I complained. All in all, it wasn't a great experience, but the staff did their best to make it easier (daytime staff more so than evening).

    location was good for the town and sea front

    bathroom was awful, floor not finished so large gaps between floor and wall, toilet bowl not secure to the floor so unsafe. windows badly fitted, room very cold. shelf above handbasin too wide so very awkward to use handbasin without water splashing onto the floor.
